Badger Mountain South is a master-planned development on roughly 1,500 acres on the south side of Badger Mountain. The developer, Nor Am Investments, has described an end goal of about 5,000 household units spanning both single-family homes and apartments. The original plan put completion around 2030; following a slower start than projected, the revised buildout date is now approximately 2037.

Buying here means buying beside a decade of remaining construction. That is not a drawback. It is a thing to plan around.

That timeline is the most important thing a buyer here should internalize. Purchasing in an area with a decade of remaining buildout means purchasing next to future construction, future roads, and future phases whose exact product mix is not yet fixed. That is not a drawback so much as a fact to plan around. It affects which lots face permanent open space versus future development, and it is worth asking about phase maps before writing an offer.

The area's defining physical feature is its relationship to Badger Mountain Centennial Preserve, with trail access close at hand for much of the development. The named subdivisions platted on the mountain's south side are where that buildout is actually happening: West Village recorded 505 lots across six phases between 2017 and 2021, Goose Ridge Estates 324 lots across six phases from 2020 into 2026, and South Orchard 290 lots across two phases in 2024 and 2025.

  • Subdivisions on the mountain's south side include West Village (505 lots), Goose Ridge Estates (324 lots) and South Orchard (290 lots)
  • Slope and elevation vary across the area, which affects view corridors and site work
