Columbia Point is Richland's waterfront district, on the south bank of the Columbia River roughly three miles from the city center. It is the most resort-like setting in the Tri-Cities: the Columbia Point Marina, Columbia Point Golf Course and the Lodge at Columbia Point, an 82-room hotel, all sit within the same stretch, alongside condominiums on Bradley Boulevard.
In November 2024 the council voted 4-3 to allow buildings up to roughly ten stories on four city-owned parcels between the golf course and the river.
The reason to pay close attention here right now is height. In November 2024 Richland's elected leaders voted 4-3 to allow development up to 100 feet, about ten stories, on four city-owned parcels between the golf course and the river. For anyone buying a view, that vote matters more than any other single fact about the area: a view corridor that is open today may not stay open, and which parcels are affected is a question to ask specifically rather than generally.
Housing here is predominantly condominium and attached product rather than detached single-family. That shifts the diligence: HOA documents, budgets, reserve studies and rental rules are central rather than peripheral, and they vary considerably building to building.
