Kennewick is the most populous of the Tri-Cities, and its housing market divides fairly cleanly along a north-south axis. The older, established portions sit nearer the Columbia River, while the newer growth has moved steadily south and uphill into areas like Southridge, Hansen Park, and Sherman Heights.
Kennewick divides on a north-south axis: established and near the river, or newer and uphill.
That geography is the practical frame for a buyer. North Kennewick generally means established streets, mature trees, mid-century housing stock, and shorter drives to the river. South Kennewick generally means newer construction, contemporary layouts, a more suburban development pattern, and proximity to the newer commercial and medical development along the southern corridor.
Kennewick also carries most of the region's retail gravity, anchored by the Columbia Center area, which affects drive times and traffic patterns across the whole city.
