Southridge is the clearest example of where Kennewick has grown most recently. It functions as the city's southern gateway, and unlike most residential areas it was developed in step with its own civic and commercial anchors rather than after them: a hospital, one of Kennewick's high schools, retail and dining, and a 52-acre sports and events complex that draws more than 100,000 visitors a year.

Housing here is predominantly new, with contemporary layouts and a suburban development pattern. For a buyer, the honest tradeoff against established Kennewick is the usual one: current-code construction and builder warranty against mature landscaping and settled streets.
Multifamily construction is adding meaningfully to the area's density. Site work has started on the 195-unit Havenridge Apartments at 4303 S. Zintel Way, flanking Highway 395 near Canyon Lakes and scheduled to open in summer 2027, and a separate development, Canyon View, is under construction at 3605 S. Zintel Way at the Hildebrand Boulevard roundabout. Together the two projects are expected to add 253 units to the area. A buyer should know that before closing on a nearby home, not after.
