Broadmoor is the largest planned development in the Tri-Cities: a 1,200-acre master-planned district in northwest Pasco near Interstate 182, intended to combine commercial, residential, medical, and hospitality uses with as many as 5,000 housing units.

Built, permitted, and letter-of-intent are three very different things. Know which one you are buying next to.

For a buyer, Broadmoor is best understood as an early-stage proposition. The city is actively building infrastructure ahead of the development, including a $3.8 million project to realign Old Harris Road, disconnecting it from Broadmoor Boulevard and extending it to Sandifur Parkway at Road 103, specifically intended to prevent the kind of congestion that developed along Road 68. Commercial components have seen movement, including a letter of intent from a lifestyle mall developer for a 100-plus-acre site along Broadmoor Boulevard, and Pasco has considered bringing adjacent unincorporated land into the city for additional housing.

The honest framing is that announced plans at this scale change. Retail components in particular have been announced, revised, and re-announced over the years. A buyer purchasing here on the strength of what is planned nearby should understand which pieces are built, which are permitted, and which are still letters of intent. Those are three very different things, and the distinction is worth walking through before an offer.
