Pasco sits north of the Columbia River in Franklin County, which makes it the one Tri-Cities city in a different county. That detail matters more than it sounds, since county affects property tax administration, permitting, and recording.

Pasco is the one Tri-City in a different county, which changes taxes, permitting, and recording.

The city's housing market is defined right now by westward expansion. West Pasco built out along the Road 68 corridor, and the next chapter is Broadmoor, a 1,200-acre master-planned district in the northwest near Interstate 182 planned for as many as 5,000 housing units alongside commercial, medical, and hospitality uses. The city is investing in road infrastructure ahead of it, explicitly to avoid repeating the traffic congestion that developed along Road 68.

Pasco also carries the region's air service and a significant share of its agricultural and transportation employment base.

I’d rather tell you what a place is actually like to buy in than talk you into it. Ask me anything: what’s coming, what to inspect, what it tends to cost.
